Katie was born in Carnon Downs and educated at Trescol Vean and Truro High School, before graduating from the University of Kent with a bachelors degree in Chemistry. She then completed a post-graduate degree at King’s College London in the pharmacognasy department finding natural remedies for diabetes.
Whilst preparing to take on a post-doctoral position in the USA to continue her work in 2007, Katie found out that she was expecting her first child and instead decided to remain in Cornwall and go into property management instead.
Since joining Blue Waters she has overseen the company’s twenty-fold growth, including doubling in size over the Covid period whilst maintaining services throughout, not furloughing anybody and keeping many local contractors going as well through such a challenging time.
When she’s not tirelessly working for Blue Waters Residential Management, Katie enjoys taxi-ing her daughter Elia around the county playing rugby for Truro Tigresses, and supporting of girls on their rugby journeys as the RFU’s Foundation Player Development Group Pathway Manager.
Shelley Clayton
Property Assistant, Blue Waters Residential
Shelley Clayton joined Blue Waters Residential in July 2014 and brought a wealth of administration experience along with her. Industrious, effective and conscientious, Shelley’s attention to detail makes her an invaluable asset when delivering value to client developments.
Stacey Lee
Property Assistant & Meetings Assistant, Blue Waters Residential
Having joined the team in 2022, Stacey’s cheery manner and friendly Cornish customer service made her an instant hit. Her presence in most Directors Meetings and AGMs means that she’s the most recognisable face at Blue Waters after Katie.
Paul Bridger
Operations Assistant, Blue Waters Residential
Paul had long been familiar to the Blue Waters team, having previously been employed at Seton Storage in Scorrier where Blue Waters have their office space. 2024 saw Paul looking for a new challenge which employed more of his history as a tradesman, so being out and about visiting sites and proactively finding and solving problems turned out to be a perfect fit. Taking pride in his work and for good reason, Paul works three days a week and is first port of call for organising most of the various repairs and maintenance jobs needed across our client developments.
John Bawden
Accounts & Conveyancing Manager, Blue Waters Residential
John was born in Redruth, living and working in Cornwall throughout his life. For over twenty years he managed a successful diamond drilling business working throughout the world.
John has been a property owner since 1998, with numerous apartments in the Truro and Falmouth area used for rental and holiday letting. John has been a Director for the Developments in which his properties were based and has also acted as Company Secretary. Whilst being Director he has also been involved with the purchase of a freehold using the Right To Manage scheme.
John formed Blue Waters Residential Management Ltd after being approached by several other Developments to act as their new Managing Agent, with personal experience of inefficient and sometimes non-existent management from local and national-based companies inspiring Blue Water’s “pro-active” management stance.
John still actively lends his experience to Blue Waters Residential, especially with regards to the Right To Manage scheme as well as maintaining the company accounts and clientcare banking.
Gemma Cafferey
Accounts Clerk, Blue Waters Residential
With a wealth of experience of book-keeping, plus highly tech-savvy to boot, Gemma came on board with the Blue Waters team at the tail end of 2022. Gemma makes keeping on top of the thousands of banking transactions and invoices despite working part-time look easy… indeed, her main challenge is to not get distracted by Ross’s gaming chat.
Ross Tucknott
Business Development Manager, Blue Waters Residential
Ross moved into a permanent role at Blue Waters Residential after years of unofficially supporting wife Katie Bawden from the sidelines. Schooled at Truro School and an Imperial College masters graduate, he can’t make a cup of tea but at least he knows his way around a computer!
Ross loves a problem… and coming up with optimal solutions which get rolled out to everyone, not just the development from which they originated, which is why his daily “leave-it-better-than-before” approach keeps enabling Blue Waters to deliver better services, faster, whilst controlling costs in the process. Plus he now has a coffee machine so he can’t poison himself.
